K3 offer a consultation service to advise you on every aspect of interior design from choosing wall tiles and flooring finishes, providing feedback on kitchen or bathroom designs, checking electrical plans against furniture layouts and choosing a colour scheme throughout which will appeal to the widest audience.
As buyers increasingly use digital media to search for their next home, creative, aspirational and high quality photographs of your showhome are vital to catch their eye. K3 work with professional property photographers who understand the importance of interior design, composition, lighting, detail and achieving the glossy magazine lifestyle look that buyers love. Make you property stand out on the internet, in a brochure, newspaper or agents window. Rates are subject to half or a full days photography shoot and travel. Exterior elevated photography also available. Price on application.
Curtains and blinds are not only an important part of the visual impact of a home but also add colour, cosiness, privacy, security and a fully co-ordinated look. K3 can work to your budget to supply and fit a wide range of window dressings including low cost venetian blinds, ready-made curtains or create bespoke, eye-catching solutions, hand-made to fit. The additional cost can often be recouped by selling these items on to the final purchaser.
Using on trend wallpaper designs or painted feature walls help to make the showhome feel more co-ordinated, welcoming and homely. K3 offer to research, design, source and purchase materials on your behalf from their trade suppliers as well as provide your decorators with a full written specification.
K3 do not rent out ceiling shades but can purchase and fit colour co-ordinated fabric shades (drums) on your behalf. An optional service offers to source and supply more unusual shades or fitted feature ceiling lights for your electrician to fit. Lights and shades can be relocated to another property, or even sold onto the buyer as part of a sales incentive.
Relocation of show home
K3 have proven that the showhome nearly always sells first, even if it is identical to other units. They therefore offer a service to move the contents to another similar sized unit on site, or adapt the layout to fit. With the rental option, monthly rental fees would simply carry over. The price to cover labour, professional porters and travel expenses varies according to the size of show home. Relocation prices start at £700.00 plus VAT.
Cleaning and maintaining the show home
Once the show home design is complete keeping it looking immaculate and as fresh as the installation day is important for each and every viewing. K3 strongly recommend using a local professional cleaning company to carry out a ‘sparkle’ clean at a minimum every two weeks after the initial launch. If you do not have a local contractor then K3 can source a suitable company on your behalf.
